Management

From single properties to portfolios, we provide a complete service, aided by our investment in leading property management software and, most importantly, by the direct support and contact at all times of a Company Principal. Our services include:

    • Rent collection and management accounting
    • BACS rent transfer to landlord (where appropriate)
    • Liaising with client's accountants and solicitors
    • Regular property inspections
    • Dealing with day-to-day and unexpected maintenance matters
    • Legislation compliance, including health and safety and environmental regulations
    • Resolving tenancy issues
    • Maximising rental return: Feed in tariff(PV), HMO, Cost monitoring etc.
    • Commissioning and project managing refurbishment and extension/development works
    • Fees to landlords for a full service as above - 10%


Development Consultancy

Obtaining planning permission for any form of development is becoming increasingly expensive, harder and more complex. Aspect Four has a long history of successful involvement in the planning and development process and can provide expertise in the following:

    • Locating development sites, with or without planning approval, for new-build and refurbishment schemes
    • Advising on the appropriate form of development to maximise returns
    • Negotiating the offer and purchase terms and engaging any necessary outside consultants
    • Guiding planning applications through the planning process
    • Managing the retained investment or dealing with freehold or leasehold sales

Investments

Working with our extensive network across the UK we are able to:

    • Commission and oversee any works required to enhance investment value
